What we're dealing with

The problem.
The problem.

Buying a home is the biggest investment most people make. But hidden defects, from termite damage to substandard building work, can turn your dream home into a financial nightmare. In Queensland, termites are active year-round, and many homes have had DIY alterations or age-related issues that aren't visible to the untrained eye.

The Bittn solution.
The Bittn solution.

Our combined inspection gives you a single, comprehensive report covering both structural integrity and termite risk. We use the same advanced technology as our standalone termite inspections - thermal imaging, moisture meters, and radar, plus a qualified building inspector to assess the property's condition. You get the facts, not surprises.

The steps

How it works.

Step 1

Book your inspection

Choose a time that suits the property's availability (usually before auction or during a cooling-off period). We'll confirm access with the agent or owner.

Step 2

On-site inspection

Our team conducts a non-invasive assessment of all accessible areas: interior and exterior walls, roof void, subfloor, foundations, fences, and outbuildings. We use thermal imaging to detect moisture and termite activity behind surfaces.

Step 3

Receive your report

You'll get a clear, detailed report with photographs, descriptions of any defects, and a termite risk assessment. We categorise issues as major, minor or cosmetic, and provide recommendations for repairs or further investigation.
Our report includes:

  • Building inspection: Structural defects (cracks, subsidence, rising damp), roofing issues, plumbing leaks, electrical safety concerns, and non-compliant renovations.
  • Pest inspection: Termite activity (live termites, mud tubes, damage), past termite treatment evidence, high-risk conditions (moisture, wood‑earth contact), and recommendations for treatment or monitoring.
  • Additional notes: Asbestos presence (visual identification only, not lab testing), safety hazards, and urgent maintenance items.

Use the report to make informed decisions

Armed with the facts, you can renegotiate the price, request repairs, or walk away with confidence. We're also available to discuss findings and advise on next steps.

Questions

Answers to common concerns about building + pest inspection.

Yes. New homes can have defects from construction, and termites don't discriminate by age. We've found active termites in homes less than two years old.

Typically 2–3 hours for an average-sized home (3–4 bedrooms). Larger properties or those with extensive outbuildings may take longer.

Absolutely. We encourage you to walk through with us. Our inspector will explain findings on the spot, and you can ask questions as we go.

Don't panic. We'll detail the extent of the infestation and provide a treatment quote. You can use the report to negotiate with the seller or, if the damage is severe, reconsider the purchase.
